Our Home Studios for 3 people are ideal for families with 1 child or for couples who need a little more space. These studios are available in pine or spruce wood. All studios have 2 separate rooms (1x bedroom with double bed and 1x living room with 3rd bed or couch). They are equipped with:

Children in the parents’ room

Our children’s prices are per child and night and are valid for occupancy of 2 adults and 2 children, including all the all-inclusive services listed below, with breakfast buffet, 3-course children’s evening menu, all-day juice bar and the National Park Summercard

Toddler special: In season A (30.05. – 15.06.2024 and 07.09. – 19.10.2024) children between 0 and 5 years sleep free of charge in all room categories in the parents’ room with 2 full-paying persons.

Important additional information:

The local tax of € 2,00 per person/day (from 15 years) is not included in the price and will be charged separately.
From May 1, 2025, an additional mobility tax of €0.50 per person/day will be applied for the free use of all public transportation throughout the state of Salzburg. As our guest, you will enjoy even more flexibility, better connections, and can travel free of charge throughout the entire state without any traffic jams.
Reduction of € 10,- on gourmet price per person and day for overnight stay with breakfast only
Prices vary in the different seasons and can change according to request and availability
The included services of the Summer Card as well as the mountain railways may be usable with restrictions at the beginning and end of the season

Breakfast buffet with regional, fresh and healthy products (7.30-10.30 a.m.)
Hiking snack from the buffet or served lunch snack
Non-alcoholic drinks (mountain spring water, fruit and soft drinks from the juice bar, speciality coffees from Dallmayr and tea) free of charge until 8.00 p.m.
Served 5-course evening menu: typically austrian but still international. Daily salad and ice cream from the buffet. Variety at the gala dinner, farmer’s buffet, barbecue evening.

Over 1,200 m² “Crystal and Garden SPA”:
- Coloured light indoor pool with integrated whirlpool, bubble loungers and splash shower, family-dress-on-sauna and family relaxation room with water beds
- Sauna world with panorama outdoor sauna 90°C, pine sauna 70°C, bio sauna 60°C, salt sauna 60°C, steam bath, infrared loungers, ice fountain, heated loungers, tepidarium, Kneipp basin, relaxation room with mountain view and a cosy juice & tea bar.

Nationalpark Summercard – the pure experience:

Daily 1 attraction out of 60 mountain experiences FREE OF CHARGE:
- Use of mountain railways (Wildkogelbahnen, Dorfbahn Königsleiten, Panoramabahn Kitzbüheler Alpen, Weißsee Gletscherwelt Uttendorf), museums, swimming pools, Krimml waterfalls, wildlife park, …).
- Additionally you can use this card for free travel on train/bus, hiking taxis, drive once on the Großglockner High Alpine Road and once on the Gerlos Alpine Road.
- The included services of the Summercard as well as the mountain railways may be usable with restrictions at the beginning and end of the season.

Our children’s rates are per child and night for a stay of 7 nights and are valid with two full-paying persons in the room, including half board with breakfast buffet and 3-course children’s evening menu, SPA use and all inclusive services listed below.

Toddler special: In season A children between 0 and 5 years sleep free of charge in all room categories in the room of the parents with 2 full-paying persons.

Special reduction for members of OeAV and DAV!

Members of the Austrian (OeAV) or German Alpine Association (DAV) receive a 10% reduction on the normal room rate incl. breakfast upon presentation of a valid membership certificate. Valid from 3 nights in summer. (not available for special offers – prior registration required)

What else you need to know

Arrival: the rooms are ready for check-in from approx. 3:00 p.m., if you arrive later than 6:00 pm, please let us know!
Departure: on the day of departure, we kindly ask you to check out of the rooms up to 10:00 a.m. at the latest.
Bathrobes: free rental at the reception for adults and children
Holiday with dog: We can offer you a cosy place for you and your four-legged friend in almost every room category (additional € 20.- per night). In order to make your holiday with your dog as uncomplicated as possible, we of course need to know about this – advance booking is therefore essential. Your dog is also welcome to join you for meals in our “Jägerstüberl”. The dining room, the wellness area and the sunbathing lawn remain dog-free zones out of consideration for our other guests. Thank you for your understanding that pets are also not allowed in the suites and in the Baumhaus.lodge.
Deposit: In order to fix your booking, we ask you to pay a deposit to our bank account:

- Please indicate your name, address and travel time with the deposit. Thank you!
Packages: are only bookable on the dates indicated and only in advance. Services not used will not be refunded.
Pricelist: All previous price lists are hereby rendered invalid! All prices, special offers and information are non-binding, no legal claims can be derived from them.
Cancellation: It is a pity for everyone if rooms remain free although others would have liked to come. Inform us in time. We try to be tolerant. The place of jurisdiction is A-5700 Zell am See. The Austrian Hotel Contract and Cancellation Regulations AGBHs 2006 §5 apply.
Travel cancellation insurance: Should something unforeseen happen that prevents you from taking your holiday as planned, we recommend that you take out travel cancellation insurance.
Payment method: Cash; Eurocheque card (Maestro); Mastercard, Visa, transfer to our bank account before the start of your holiday is possible. Please note that we do not accept BUSINESS credit cards.
Room request: We are happy to accept your room requests, but we cannot guarantee fixed room numbers.
